Slättö expands Danish footprint with landmark office-to-hotel conversion in central Copenhagen
The Nordic private equity real estate manager will convert the vacant former office building into a 169-room lifestyle hotel, operated by tech-enabled brand Bob W under a long-term lease.
The brown-to-green project will include a full-scale renovation with a target of DGNB Gold certification and a major upgrade in energy performance. Construction is scheduled to begin in Q1 2026, with the hotel expected to open in Q4 2027.
“This is a milestone investment for Slättö, marking our continued growth in Denmark and a very strong start for our Value Add III fund,” said Erik Dansbo, Chief Investment Officer at Slättö. “Together with earlier acquisitions in residential and light industrial, this project reflects the strength of our investment strategy and execution capacity across sectors.”
Originally built in 1961 and formerly used as a police headquarters, the building enjoys a prime location opposite the city’s iconic Meatpacking District (Kødbyen), and is within walking distance of Copenhagen Central Station and the M3 metro line.
“This transaction is a continuation of one of our thematic strategies in the hospitality sector — converting underutilised buildings in prime urban locations into modern, high-performing hotels,” added Erik Möller, Head of Hotels at Slättö. “Transforming this landmark building will contribute lasting value to the district and the city as a whole.”
Slättö is already working with Bob W on two successful hotel projects in Helsinki. Bob W, a fast-growing pan-European hospitality operator, combines the design and reliability of a hotel with the flexibility and authenticity of a home. The brand now operates across 19 cities and more than 10 countries in Europe.

The investment comes as Copenhagen solidifies its position as the Nordic region’s top-performing hotel market. Overnight stays have exceeded pre-pandemic levels for three consecutive years, with revenue per room remaining resilient despite increased availability.
