Ares raises $5.4bn for US and Europe real estate strategies as recovery drives demand

Ares has raised approximately $5.4bn across its US and European value-add real estate strategies, capitalising on a recovering property market.

The fundraising includes the final closes of its US value-add fund, which reached a $3.1bn hard cap, and its European property strategy, which raised approximately $1.9bn.

Including related vehicles and commitments, the US strategy secured around $3.5bn of total capital, highlighting strong investor demand for value-add real estate opportunities.

The capital will be deployed across high-conviction sectors including logistics, multifamily, and self-storage, which are supported by long-term structural demand trends.

“As real estate markets move into the early stages of recovery, our confidence is fueled by the increase in long-term structural demand across our high-conviction New Economy sectors,” said Julie Solomon, Head of Ares Real Estate.

Ares has already identified or deployed approximately $1.1bn of initial investments across both strategies, signalling early momentum in capital deployment.

The firm’s approach focuses on leveraging local operating capabilities and global insights to source opportunities in supply-constrained markets.
